How can we contact you?

Are you an Estate Agent?
No, absolutely not. We're not estate agents we are property
brokers so we don't charge commission. We make our money by
selling the property to our buyers at a small margin over what
we offer you.
If I am selling with an Estate Agent can I still sell
with you?
Yes.
Under a 'sole agency' contract, you generally have the option of
selling privately at the same time. The estate agent you've
appointed is the only agent with the right to sell your property.
However, in general you can still sell your property yourself under
this type of contract. The agent can only charge commission if they
are responsible for selling your property, which means they have to
have introduced the buyer to you. However, it’s still important to
read the contract wording to make sure – and ask your agent to amend
it if necessary.
Am I under any obligation to accept an offer?
No, there is absolutely no obligation. We will give you a fast
appraisal and make you an offer quickly, you are free to either accept or reject it.
How do I apply to sell with Nice Choice?
It's easy to get started - simply fill in the online
enquiry form giving us a few brief
details about your property. When we receive your enquiry your
account manager will contact you confirm all the details in order to
make the necessary arrangements. At this point you can discuss your
requirements with your account manager.
How much will I receive for my house?
During our appraisal we will establish the true market value of your property.
This is not what an estate agent encourages you to put the property on the market
at, that is considered the marketing value. Once the true market value is established
we are able to make our offer. There are a number of factors that affect the price,
actual sale prices nearby, number of houses for sale nearby, condition of property, market
conditions, how fast you want to complete, our margin, purchase costs etc.
What happens after an offer has been made?
We will then enter your property details into our database and
market your property to the buyers who are registered with us.
Additionally we will advertise your property on the Nice Choice
website. We will aim to agree a completion date with you and
simultaneously complete the sale of the property to the buyer.
How long does the process take?
Sometimes we have completed in as little as 7 days and other times it takes
much longer. We try and match the expectations of the buyers and
sellers with the realism of surveyors and solicitors etc. When we
appraise your property we will discuss your requirements and aim to
work closely and agree a deal that suits you.
Which areas do you cover?
We are interested in property anywhere in England and Wales.
Do you buy land or commercial property?
Currently we are interested only in residential property.
What if my house is run down, or in disrepair?
It's not a problem. We're interested in all types of houses, bungalows, flats,
apartments in any condition and any price range.
